Westlake Marketplace – Kroger, Old Navy, Marshalls, Ross, Burlington – More to come

The formerly named Shops at West Lake Houston development by Fidelis Realty Partners will now be known as Westlake Marketplace.

In a previous post it was announced that the marketplace would include a movie theater, Fidelis has dropped the theater component for now.  Ashley Williams, Marketing Representative with Fidelis says they have “replaced the theater box with an additional roughly 100,000 SF of retail” because of retail interest in the property.

Westlake Marketplace is strategically positioned across West Lake Houston Parkway from the future 173 acre FMC Technology Campus as well as the larger, 4,000 acre master-planned commercial development Generation Park, and directly across The Sam Houston Toll Road from the master planned community of Summerwood.

The site plan above shows the retailers that Fidelis Realty Partners are working deals with. The boxes in blue without a name are deals at LOI that are confidential at this point in time.

Retailers shown include:

  • Kroger 123,000 SF
  • Old Navy – Pending – 12,750 SF
  • Marshalls – Pending – 23,000 SF
  • Ross – Pending – 25,000 SF
  • Burlington – Pending 50,000 SF

With pending agreements for 329,177 SF of the total 570,152 total SF available, Westlake Marketplace appears to be over fifty percent leased before construction has begun.

Kroger is currently in lease negotiations for 123,000 SF, and have planned to take delivery of their pad as soon as this summer. Estimating that Kroger could be open as early as May 2016, followed shortly after by the remaining retailers.

Westlake Marketplace should be breaking ground very soon.
